OK	Department of Residence	The dorms are fun, for a time. When it comes time to find an apartment, off-campus housing is generally cheaper than Frederiksen Court.

NO	Eller Property Management	Building is brand new yet needs constant maintenance, slow application processing, awful owner, cheap rent
OK	First Property Management	Slow to process checks by minorities, claims of having not received those checks
OK	Jolene Frette	Generally great privacy, but is slow to repair things.
OK	General Property Management	Great understanding landlord who performs quick maintenance (even after-hours), respects tenant privacy and threw a free kegger party with a ton of food and outdoor heaters in Mid 2005, and also, just lowered rent on all his places.
OK	Gentry Management	Wonderful on-site managers who made sure things were as promised and made up for it in other ways when that wasn't possible. Fast, dependable maintenance. Hickory Ridge complex is quiet for those looking to get away from party houses (at least according to some people).
OK	Lad Grove	Decently maintained properties. Allows pets. Pretty much leaves you alone unless you need something. His apartment properties on Franklin Avenue aren't too bad, but they're old. Parking seems kind of small, but isn't really a problem until someone decides to have a party. Very thin walls though, so try to check out who your neighbors are going to be.
OK	Hunziker Property Management	Slow maintenance, somewhat disorganized, lost roommate's application, demanded return faxes of all 18 pages of lease information when only 3 pages needed signatures. On the other hand, they leave you alone once you rent from them.
NO	Haverkamp Properties	VERY LATE (>30 days) RETURNING DEPOSITS! Fails to upkeep its buildings except for in-apartment complaints. They do require excessive cleaning during move-out and charge unreasonably for check-out spot cleaning. Crappy internet service.
NO	Jahjah, Eilia	NEVER RENT FROM HIM. Utilities were included in rent but heat was off for weeks with freezing temperatures outside. Doesn't respect tenants privacy. Steals your security deposit, lies to tenants about everything and is just generally the worst landlord I have ever had or heard of.
OK	Jensen Property Management	Generally good landlord. Were late to a check-out appointment and bought us lunch at Battle's for making us wait, not to mention just basically signed off on the apartment being good, so we got all of our deposit back, even thought we didn't deserve it. If you plan to live at Welch Crown Center, be prepared for the halls to regularly be filled with beer bottles, cigarette buts and puke. Takes them a day or two to get it cleaned up.
OK	Martin Property Management	Run-down properties, but well-maintained inside and good rental rates. Or maybe not. They own some of their properties, and they manage properties for some independent owners. The theory is that the independently owned properties aren't well maintained. And by "aren't well" I mean "not". Very pet-friendly. They charged me $158 for "cleaning" without describing what was done or why. They also returned my deposit late.
OK	Professional Property Management	Good, fair rental company, quick to repair things, friendly and understanding.
OK	Preeti-Seema Apartments	Very good management, responsive to repair requests, very flexibile, competitive rents. Generally good to rent with.
NO	Rainbow Properties	Will enter apartments without permission or advanced warning. Will not remove snow from sidewalks or parking lot, ices over before they even get there. Says that all repairs will be done "first thing in the morning," but will not show up until the afternoon or the next day. Poor communication, will not get back to you and you have to follow up or Jo "forgets." Old apartments with leaky windows and heat is not energy star, so higher electric bills.
NO	Randall Corp	Terrible. They brought window shades to our apartment when we moved in during August, but have yet to install them. We call at least once a week, and their maintenance man George is supposed to come out at some certain day at specific time but never does. Had an electrical fire inside the stove because it was so old. Sprayed it down with a fire extinguisher and shut off the circuit breaker, and after the fire station went away they wouldn't even come out the same day without charging us. Came and installed a new stove while we were gone without calling anyone and left the house wide open (unlocked and doors completely open when it was 30 degrees F outside, so our heat ran nonstop for hours). Do not rent from them.
OK	Shriver Properties	Landlord respects our privacy, responds quickly to after-hours maintenance calls, and let us move to a different apartment in the complex without making us find a subletter.
NO	Sterling University Plains	Free shuttle. Pool. Individual leases. Very far away from campus. Sort of expensive for how far away it is from campus. The free internet is fast, but unreliable. Maintenance is sometimes slow. Buildings horribly built. Very loud environment. Management generally unprofessional. Also, rumor has it they rent to criminals. Just keep looking.
OK	Yuri Svec	Only has a couple places near downtown but an excellent landlord. Extremely fast to respond to any maintenance problems or anything else you might need and he's friendly and understanding.
